Moreover, the island is one of the areas in Dubai where you can purchase a land plot for the construction of a private house.

Trends in real estate sales in Pearl Jumeirah

An important advantage of the beach community for foreign investors is the opportunity to acquire real estate with full private ownership rights.

A very convenient location, close to the major mainland districts of the emirate, makes the island a perfect option for living and making real estate investments in Dubai.

In addition, it has some of the best beaches in the city, attracting tourists and allowing investors to receive good investment returns from the rental of accommodation.

Local residential complexes have a well-developed infrastructure with swimming pools, SPA centers, well-maintained recreation areas, and sports fields. Options for serviced apartments are also available. This is good news for those who want to buy a property to rent out.

The apartment prices start at 3,500,000 AED. A one-bedroom apartment with a total area of 117 m², a spacious balcony, and beautiful sea views can be purchased for this price.

In Nikki Beach Residences, a fancy three-bedroom apartment with an area of 209 m² will cost 8,000,000 AED.

It should be noted that the cost of real estate has been gradually increasing in the neighborhood. Our specialists can give you more up-to-date information on the current prices.

Useful information for property investors in Pearl Jumeirah

Dubai’s coastal districts are extremely popular among residents and visitors to the emirate. Buy-to-live and buy-to-let accommodation options are in great demand, so real estate investments in Pearl Jumeirah are a great way to gain an additional passive income. As a rule, investors opt to rent out an apartment or house ensuring stable returns. Resale of the housing unit is also profitable, as a steady rise in home prices continues in Dubai. Experts believe that prices have not yet reached their peak values in the real estate market of the emirate.

A buyer of apartments on the island can apply for a three-year UAE residence visa. This visa is granted to an applicant when buying a home worth a minimum of 750,000 AED.

Return on investment in Pearl Jumeirah real estate

Since rental rates in the community are high, investors can expect a good return on their investment. For apartments, the average annual rental income is 5.1%.
